Special "thanks" to all the neighbors that joined in the festivities by hiding eggs in their yard!

This is a community event for kids of all ages!  (The “littles” may be given a head start! *wink*)

Fresh Bark

It must be Spring...time for a fresh layer of bark!

It looks so good - not to mention the extra layer of bark will help with weed prevention and provide some much-needed cover for bare tree roots.

Friendly Reminder

It should really go without saying...be a courteous neighbor and pick up your dogs poop! And even though you might not enjoy carrying that present from your pup for your whole walk, it is NOT ok to put it in someone else's garbage can. They don't want to smell that surprise in their bin any more than you do! 🤢💩 Doo-doo the right thing! 😉

We tallied the votes today and the competition was close! We ended up with two houses receiving majority of the votes! The Louvrak house took the win by receiving just one vote more than the Hagel house!

Mailbox Break-In

Last night the neighborhood mailbox on 64th was broken into. It was discovered that an “outgoing” box was pried open and several individual boxes had fresh pry marks! One resident reported that they found mail discarded just outside of the neighborhood (along 66th street) and would be taking it to the post office.

These break-ins might not be preventable, but there are a couple ways to try to help make sure your mail is safe. Make sure to check your mail regularly and don’t let it sit overnight if possible. If you have any items of great importance to mail, we suggest dropping it off at a secure post office box. Also, if you live near a mailbox and have security cameras, please let us know if you have any glimpses of prowlers!

Also, several neighbors have highly recommended signing up for USPS 'Informed Delivery' which is a free service where the post office sends you an email everyday notifying you what mail you should expect to receive that day. That way if your mailbox is broken into you can have an idea what items may be missing.

Neighborhood Poll

Refurbished Fence

Check it out! The fence at the 88th Woodbridge entrance was in pretty bad shape! It had posts in need of replacement, rot on the top of many posts and the whole thing needed to be washed and painted! The HOA has been working on getting bids, repair work, paint and caps since early Spring and we are happy to say it is finally finished and lookin' good!

JULY 2023

Mailbox Cleaning & Posting

With the community mailboxes in desperate need of cleaning, a couple of HOA board members recently rolled up their sleeves and put in some major elbow grease to remove the years of mildew and tape residue!

To help keep our mailboxes looking nice, we have attached magnets to the sides that the HOA will be using to attach magnetic notice holders for neighborhood postings! As an additional improvement, we are also looking at getting replacement number decals soon!

*Please DO NOT TAPE flyers to the mailboxes! If you have something you would like to post, contact the HOA board via Facebook or email.

MAY 2023

Community Yard Sale

We're excited to announce that Woodbridge will be having a Community Yard Sale this year! The HOA will be taking care of advertising and signs and we have coordinated dates with our neighbors in Westwood, which means both neighborhoods will be having their community sales on the same weekend!

We're anticipating a really great turnout, so we encourage everyone to take advantage of this opportunity to sell unwanted items and make a few extra bucks!

July 22nd & 23rd  *unofficial start time will be 9am - both Sat & Sun

Fence Repair along 88th

The PNW is such a beautiful place partly thanks to our rainy weather, however that same weather can wreak havoc on wood fences! The white fence along 88th unfortunately fell victim to the wet weather and had several badly rotten posts. But on the bright side...the ruined posts have now been replaced and the board also has plans to install new post-caps on all fence posts to help protect them from the elements going forward!

*The board is currently also discussing plans for cleaning and re-painting the fence.

Quarterly Newsletter

Extra! Extra! Read All About It!  Woodbridge has a new quarterly newsletter!  This will be a great way to share neighborhood updates and plans, upcoming events, reminders about rules that may have been forgotten, and to hopefully help bring members of Woodbridge closer as a community!  The first issue was hand delivered to everyone's doorstep this month, but by end of year we hope to transition to just online distribution.  You can view the newsletter here, or you can subscribe to receive the newsletter via email (simply go to the Newsletters page and complete the form).

Fresh Bark

Have you noticed the fresh bark added to the neighborhood entrances and tree lines?!  This was a much needed maintenance project for the neighborhood!  The new bark will help with weed prevention, provide cover and insulation for bare tree roots...oh, and it looks good too!

December 2022

Facebook

We are excited to announce that Woodbridge neighborhood has a new Facebook group!

Woodbridge at Lexington Hills - HOA

Our dedicated Facebook group is open to only homeowners and residents of Woodbridge and offers a great way for members to stay actively informed on community events and safety (neighborhood watch).  It can also be a great way to seek and share helpful information with your neighbors, such as recommendations for local businesses or contractors.  We also want our Facebook group to be fun and engaging, so we encourage everyone to celebrate our community and connect with your neighbors, perhaps by sharing gardening or lawn care tips, posting photos of your beautiful flowers or adorable pets, and sharing suggestions and ideas for neighborhood engagement and improvements!

Tot Lot Safety

Good news...a safety concern at the Tot Lot has been addressed!  It came to the attention of the board that multiple large railroad ties were sticking out of the wood bordering the playground and posing a safety hazard.  All the railroad ties have now been either hammered down or removed!

December 2022

Policy Revision

Revisions have been made to the following HOA policy:

Procedure for Assessing Fine for Nonpayment of Annual Maintenance Assessment

1)  If HOA dues remain unpaid 30 days after the mailing of a second late notice, an additional fine of $50 will now be assessed (in addition to the initial $35 late fee).

2)  Depending on the seriousness of the delinquency, the board may initiate proceedings to add a lien to the

property for the amount due (including any portion of annual assessments, fines and the cost of filing a lien).  This amount now also encompasses legal costs including expenses associated with releasing a lien.
